1. Why should I use you instead of negotiating with the agent directly?

Agents tend to offer more services and competitive commission to sellers on LessThan6Percent because they know they are competing against other agents. This means you get better proposals and don’t have to deal with the awkwardness, hassle and games that are played when setting terms with agents. The very nature of negotiation is adversarial, you never know what the other party will think or do. We make it easy because you never have to ask our agents to discount; they are competing to earn the right to represent your home.

As a way of saying thank you for using our service we also provide you with a cash rebates of up to $1000 when you sell and buy your homes through our partner agents, as as well as a $500 guarantee if you are unable to sell your home through our partner agents.

2. How many listing proposals should I expect to receive?

Typically, you will receive about 5 proposals within 48 hours after we confirm information in your request. You will get to compare the agents’ profiles, their marketing plans and commission quotes side by side. After you decide on the best two real estate agents to interview, the agent will get in touch with you to schedule an in-person interview.

3. Will my information remain private?

We absolutely understand the importance of keeping our members’ information private and we take your privacy very seriously. We only ever share your contact information with agents you have selected to interview.

4. How are partner agents selected to participate in LessThan6Percent?

In order for partner agents to qualify to work with LessThan6Percent, the agent must have a proven track record and demonstrate that they have the experience and knowledge to be successful in their local neighborhood. We screen every agent that applies, and we review agent’s online reviews, their years of experience and how connected they are in the markets that they serve. We also consistently survey our sellers to maintain a high level of service.

5. How long do I have to decide on which agents to interview?

You have up to 48 hours after receiving the proposals to make your choices on which agents you would like to interview.

Of course, if you need more time, please talk to one of the staff members and we can work together on helping you make your decision.

6. What sort of questions should I ask during the interview?

The interview is your opportunity to find out if the listing agent is a good fit for you. Below are some of the questions you may want to ask during the interview. It is also a good idea to share your expectations and your communication styles with the agent.

  • What is your preferred method of contact email, cell phone or in-person?
  • How often will you give me updates on the home sales process?
  • How long is it going to take sell my home?
  • Are you available during the day, nights and/or weekends.
  • How will you use the internet to market my home? What sites?
  • What types of ideas for do you have for marketing my house?
  • Do you have a detailed personalized marketing plan?
  • Can you provide some references?
  • Do you have any vacation planned while you will be selling my home?

7. What happens if I list my home and I don’t receive any offers?

If you list your home with one of our referred agents and you don’t receive an offer within the listing agreement’s time period you are entitled to a $500 cash guarantee from us.

8. How can I be eligible for a $1000 rebate?

When you use one of our partner agents and successfully sell your home, we will rebate $500 to you within 14 days after close of escrow. All we ask is that you fill out a short survey on the partner agent. Your feedback will help the agent to improve his/her service and will help other sellers.

In most cases, home sellers buy another home after they sell their old one. If you use the same LessThan6Percent partner agent for the purchase of your next home, we will give you an additional rebate if the transaction is completed within 18 months from when you sold your original home.

In that scenario we will pay you a total cash rebate of $1,000 ($500 for selling + $500 for buying).

9. Can I share competing agents’ proposals during the interview?

No. Agent proposals are confidential. Our Terms of Service does not allow for you to share listing proposals that you have received. Remember finding a professional to help you sell your home is one of the most important decisions you will ever make. You are building a long term relationship with the agent who will in turn market and negotiate your home on your behalf. Showing competing agents’ proposals is not fair to the agents and could possibly lead to you being banned from the community.

10. Since your service is free, how do you make money?

Our partner agents pay us a small referral fee for the use of our platform. Because we are doing marketing on their behalf, they save money on advertising and time on interviewing sellers to understand their needs.
